With regular maintenance you will prevent small problems from becoming big problems and ensure optimal performance of your comfort system.  

We also offer annual & semi-annual service agreements, for both residential and commercial. Regular maintenance will:

  • Provide longer lasting equipment
  • Reduce utility bills
  • Reduce overall repair costs
  • Provide a more comfortable indoor environment

What we will do during your tune up:

Heating (Furnaces & Fan Coils)

  • Inspect evaporative coil
  • Inspect the air filters and/or air filtration system
  • Clean and clear out the condensation drain line
  • Tighten all accessible electrical connections
  • Clean exterior louver and housing
  • Change batteries in thermostat if applicable
  • Check and clean burner (for gas furnaces)
  • Check flue pipes, draft inducers
  • Check heat exchangers for cracks (for gas furnaces)
  • Check and clean circulating fan. Lubricate fan and motor if necessary
  • Check supply and return duct connections at furnace for leakage
  • Operational check of furnace and safety controls
  • Test for carbon monoxide around furnace
  • Tighten all gas connections at furnace and check for leaks
  • Check for water leaks (condensation from combustion)
  • Check operation of system

What we will do during your tune up:

Cooling (Air Conditioners & Heat Pumps)

  • Clean the condenser coil
  • Clean the condenser fan blades
  • Clean exterior housing
  • Tighten all accessible electrical connections
  • Clear out around unit, mainly for units under decks
  • Make sure units stable and secure
  • Check interior temperature drop across the cooling coil
  • Check secondary drain pan
  • Inspect refrigerant lines for signs of leaks
  • Check operation of system

What we will do during your tune up:

Tankless Water Heater

  • Clean inlet water screen
  • Clean inlet combustion air screen
  • Back flush heat exchanger with cleaning solution and pump
  • Check burners for buildup and blockage
  • Clean exterior housing
  • Check for blockage on flue terminations
  • Check for leakage on flue venting
  • Clean and clear condensation drain line
  • Tighten gas connections and check for leaks

What we will do during your tune up:

Generator

  • Change the oil
  • Change the air filter
  • Change the spark plugs
  • Check startup operation of system
  • Check the battery voltage
  • Clear out the debris around unit

What we will do during your tune up:

ERV/HRV

  • Inspect and clean air filters
  • Inspect outdoor intake and exhaust hoods
  • Clean and clear out the condensation drain line
  • Check and clean heat exchange core
  • Clean exterior louver and housing
  • Inspect supply and return duct connections
  • Check and clean circulating fan. Lubricate fan and motor if necessary
  • Tighten all accessible electrical connections
  • Check operation of system

What we will do during your tune up:

Mini-Split (Indoor & Outdoor)

  • Clean the evaporative coil (Indoor unit)
  • Clean the air filters (Indoor unit)
  • Clean and clear out the condensation drain line (Indoor unit)
  • Tighten all accessible electrical connections
  • Clean exterior louver and housing
  • Change batteries in remote controls
  • Clean the condenser coil (outdoor unit)
  • Clean the condenser fan blades (outdoor unit)
  • Clean exterior housing
  • Clear out around unit, mainly for units under decks
  • Make sure units stable and secure
  • Check operation of system

What we will do during your tune up:

Exhaust (Bath fan)

  • Remove & clean exterior housing
  • Vacuum out motor and clear from any debris
  • Clean the fan blades
  • Clean exterior housing

What we will do during your tune up:

Duct Cleaning

  • This can be scheduled with your tune-up and facilitated by a partner company
